Cove Theatre Renovation (Commercial) - La Jolla

Architect:      W. Scott Ballard Design & Architecture
Contractor:    Bycor General Contractors.

Renovation of an existing two-story masonry theatre located in downtown La Jolla.  Structural design included installation of new steel moment-resisting frames to seismically upgrade modified/removed sections of existing masonry walls.  Also required complex vertical modification at existing theatre lobby due to expanded second floor areas and re-located columns.

Paradise Point Resort (Commercial) - Mission Bay, San Diego

Architect:  Rossi Architecture

Responsible for structural engineering associated with the renovations/additions and new buildings for the Presidential Suites, Fitness Center, Lobby, and Baleen Restaurant.  Project required careful solution analysis due to “tie-in” with existing “non-conventional” structural systems which included “open” rebar roof beams and round timber pile lateral systems.

 



Ecco Lofts
(Residential) - Little Italy

A four-story ten (10) unit wood-framed residential apartment building over a “cast-in-place” concrete/masonry parking garage located in Little Italy.  Structural design provided for non-repetitive floor plans at various building levels, a large free-standing fire-wall, and creative foundation design due to proximity of an adjacent structure.

 



Neuhas Ateliers
(Residential) - East Village


Owner:         Graham Downes Architecture, Inc.
Contractor:  Wheelihan Construction Company

An eighteen (18) unit four-story wood-framed apartment building constructed over a Type I on-grade parking garage.  Floor over garage consisted of corrugated steel deck/girder system with an on-grade structural concrete topper.  Design also included a five (5) story mixed-use tower element connected with exposed steel stair elements.

 


Lawrence Residence
(Residential) -
La Jolla

Contractor:  Tekton Master Builders

An approximate 10,000 sq. ft. two-story single-family residence located in La Jolla, California.  Project complexities consisted of a radial building shape with large expanses of glass which resulted in a bi-axial steel moment-resisting frame core and several curved steel elements.  Lower level rooms largely subterranean resulting in large masonry walls on a terraced site.  Project required daily interaction with contractor throughout the building phase.

Walters Residence (Residential) - Carlsbad

Architect:   Friehauf Architects

A 6,910 sq. ft. two-story single-family residence with a 1,275 sq. ft. basement/living area and 1,045 sq. ft. attached garage, located in Carlsbad, California.  Included a variety of custom moment frames such as a pentagonal-shaped frame, two-story “hangman” frames, and a two-story “bent-corner” frame.  Other challenges included several custom connections in order to obscure hardware as well as many custom steel-connection details.
 


Pacific Sales Building

An approximate 30,000 sq. ft. one-story commercial structure utilizing concrete “tilt-up” wall construction with a hybrid roof framing system consisting of steel joists/girders with panelized wood-framed in-fill.  Storefront tower element construction utilizing steel moment-resisting frames covered with wood-framed architectural features.

 
 


Saddlebrook Estates
(Residential) -
Poway, California

Architect/Builder:   McCullough Ames Development

Custom residential housing development consisting of fourteen (14) approximately 6,000 sq. ft. single-family residences in Poway, California.  Continuous interaction with the Builder during the design phase resulted in “cost-efficient” conventional designs which required modification due to the adoption of a new/updated Building Code during the course of the entire project.

 
 


River Run Recreation Facility

Mission Valley

Elevated wood-framed recreation facility and tennis court over a one-story on-grade parking garage/lot located in Mission Valley, California  Raised level constructed of pre-cast concrete decking supported by perimeter concrete beams and masonry piers.  Design also included a masonry elevator/stair tower.

 
 


Scripps Gateway
(Commercial) -
San Diego

Architect: California Design Collaborative

Two (2) one-story retail building approximately 5,000 sq. ft. and 4,000 sq. ft. located in Scripps Gateway Freeway Center, San Diego, California.  Design of both structures involved conventional stick-frame construction with a combination of flat & sloped roofs.  Lateral design included conventional wood shear walls and steel moment frames.  Foundation systems consist of conventional concrete slab-on-grade.

 
 

Day Office Building
  (Commercial) - Ramona

An approximate 25,000 sq. ft. two-story commercial office building located in Ramona, California.  Floor and roof framing consisted of open-web wood trusses and glue-laminated beams.  Lateral systems included two-story Ordinary Moment Resisting Steel Frames, a two-story masonry shear wall, and light-framed wood shear panels.

 
 

Howe Residence

San Diego

Total remodel of an existing 5,872 sq. ft. two-story single family residence on the San Diego Bay waterfront.  Project scope included the removal/relocation of nearly all interior walls.  Revisions included the creation of a new 2,284 sq. ft. basement under the existing structure with CMU retaining walls.  Lateral systems included light-framed wood shear panels, steel Ordinary Moment Frames, masonry shear piers, and discontinuously supported steel moment frames.

 
 


Monterey Marketplace – Phase IV

A 24,000 sq. ft. one-story commercial structure with slender CMU shear walls and steel roof joists and girders with a panelized wood roof diaphragm.  Architectural tower elements projecting beyond the building envelope and above the primary roof elevation are laterally supported by steel Ordinary Moment Resisting frames.

Structural design for Phase I of a project which includes the addition of approximately 600 new units to an existing Senior Residential Housing Development.  Project consists of new wood-framed second floor additions over several existing one-story structures.  Structural design included minimizing structural modifications to the foundation and lateral systems within the existing one-level structures.

 
 


North Santa Fe Shopping Center

An approximate 42,000 sq. ft. retain shopping center and mini-mart located in Vista, California.  Despite large spans and storefront openings, structural engineering accomplished with primarily conventional wood-frame construction with minimal steel elements.
